Do I have to put the title in my name before I can sell?

In most cases, yes. If the home is titled as personal property through Arizona’s MVD (the same system used for vehicle titles), and the estate is small enough to qualify, you can often skip full probate using a Non-Probate Affidavit (MVD form 32-6901) along with a Title and Registration Application (form 96-0236).

Do I qualify to skip probate?

You can generally use the non-probate process if all of the following are true:

  • At least 30 days have passed since the owner’s death
  • The value of the decedent’s personal property does not exceed $200,000
  • You’re the rightful successor by will or intestate succession
  • The estate is not already under probate court jurisdiction

The filing fee is $4, payable to ADOT Motor Vehicle Division.

What if the home is on land the owner actually owned (not a park)?

If the mobile home has already been permanently affixed to owned land, MVD does not issue a title for it — at that point it’s real property, and it transfers through a title and escrow company like any other house, not through MVD.

What if there’s still a lien on the home?

A lien release or a letter of permission from the lienholder is required before the title can transfer, whether you’re doing this yourself or selling to us.

Do I need to make repairs or clean the home out first?
